QLD Median Rents by Suburb: Q1 2026 Data

Queensland's rental market continues to show significant variation across suburbs, with some coastal areas commanding three times the rent of regional towns. We've pulled the latest data from RTA Queensland bond lodgements to give you a clear picture of where rents stand.

Most Expensive QLD Suburbs (3-bed house)

PostcodeAreaMedian Rent
4005New Farm$1,200/wk
4218Broadbeach$1,200/wk
4217Surfers Paradise$1,125/wk
4223Robina$1,100/wk
4220Burleigh Heads$1,050/wk
4567Noosa Heads$1,050/wk
4221Palm Beach$990/wk
4212Mudgeeraba$975/wk
4566Noosaville$950/wk
4224Varsity Lakes$900/wk

No surprises at the top — New Farm and the Gold Coast dominate. Noosa Heads continues to command premium rents driven by limited supply and high demand from interstate movers.

Most Affordable QLD Suburbs (3-bed house)

PostcodeAreaMedian Rent
4745Moranbah$400/wk
4717Blackwater$405/wk
4356Pittsworth$420/wk
4807Ayr$430/wk
4401Dalby$440/wk
4413Chinchilla$450/wk
4455Roma$450/wk
4804Bowen$450/wk
4816Charters Towers$450/wk
4860Innisfail$450/wk

Mining towns and regional areas offer significantly lower rents, though yields can still be strong relative to property values. If you're investing in these areas, the key is matching your rent to actual local demand rather than Brisbane benchmarks.

What This Means for Landlords

If you're not sure whether your property is priced right, the gap between the most expensive and most affordable suburbs in QLD is over $800/week for the same property type. That's a massive range, and it means generic "Queensland average" figures are almost useless for setting your rent.

The only way to get an accurate picture is to compare your property against real data for your specific suburb, property type, and bedroom count. That's exactly what our free Rent Check tool does — we pull the latest RTA bond data and SQM Research listings for your area and give you a personalised analysis.

Data Source

All figures are based on new tenancy bond lodgements published by the Residential Tenancies Authority (RTA) Queensland. Median rents represent the middle value of bonds lodged in each postcode for the specified property type and bedroom count.
